22% for short-term stays (under 30 nights) and 10% for monthly stays (30+ nights). Our commission is calculated on net revenue after platform fees from Airbnb, Booking.com, or VRBO. No setup fees, no monthly retainer.

How and when do I get paid?

Monthly statements are issued by the 5th of the following month. Payouts are transferred to your bank account within 2 business days of statement issuance. You'll receive a PDF statement with gross revenue, deductions, and net amount.

What does IONICA manage for me?

Everything: guest screening, check-in coordination, 24/7 guest support, cleaning between stays, minor maintenance, linen and amenity restocking, pricing optimization, and multi-platform listing management.

Can I block dates for personal use?

Accepted Answer

Yes. Block any dates directly in your owner dashboard. We ask for 2 weeks notice where possible, but you can block immediately if dates are not already booked. No commission applies to blocked dates.

How do you screen guests?

We verify ID, review prior guest history across platforms, confirm the reason for stay and group composition, and validate payment. We decline bookings that raise red flags regardless of the price.

What happens if a guest damages my property?

We document damage within 24 hours and initiate recovery through the booking platform or guest directly. For immediate repairs, our maintenance team handles it and sends you an itemized receipt. Significant damage claims are handled via Airbnb AirCover or our supplemental coverage.

How do I see my property performance?

Your owner dashboard shows real-time bookings, nightly rates, occupancy, revenue vs. forecast, guest reviews, and downloadable monthly statements. Mobile-accessible at any time.

Question 8

What properties does IONICA accept?

Accepted Answer

We focus on Miami: Brickell, Edgewater, Wynwood, Sunny Isles, and Miami Beach. The property must be 1BR+ with full kitchen and meet our quality standards. We'll do an in-person assessment before signing.

Question 9

Is there a minimum contract term?

Initial agreements are for 6 months. After that, month-to-month with 30-day notice on either side. We want long-term partnerships, not lock-ins.

What is the onboarding process?

Walk-through within 48 hours of signing → professional photography within 1 week → live on all platforms within 10 days. Your account manager handles the entire process.
